When acquiring property in Dubai, it is crucial to account for secondary transactional costs in addition to the net purchase price. These fees are generally split between government registrations, agency commissions, and administrative fees.
Standard Fee Structure
DLD Registration Fee
4% of Purchase Price
Paid directly to the Dubai Land Department. Generally split 50/50 between buyer and seller, though in practice the buyer usually pays the full amount unless negotiated otherwise.
Agency Commission
2% + 5% VAT
Paid to the brokering real estate agency upon completion of the transaction.
Trustee Registration Fees
AED 2,000 - AED 4,000
Administrative fee paid to the DLD registration trustee office for document processing.
