Making an Offer

Once you find the right property, an official offer is submitted covering purchase price, payment method, transfer date, mortgage requirements, and any agreed conditions.

ContractsStep 05

Sales Agreement & Conveyancing

The seller accepts and parties proceed with sales documentation. A security cheque is typically provided. A professional conveyancer coordinates buyers, sellers, banks and authorities.

Overseas OptionStep 06

Power of Attorney

If you cannot attend Dubai appointments, a Power of Attorney allows an authorised representative to complete the transaction on your behalf — ideal for international buyers.

FinancingStep 07

Mortgage & Property Valuation

For mortgage purchases, the bank arranges an independent property valuation. If the agreed price exceeds the bank's valuation, the buyer covers the difference.

ComplianceStep 08

NOC & Property Clearance

For resale properties, the seller obtains a No Objection Certificate from the developer, confirming outstanding charges are settled. If the property has a mortgage, extra steps apply.

CompletionStep 09

Property Transfer at DLD

A transfer appointment is scheduled at an authorised DLD Registration Trustee office. Both parties attend; the property transfers, the new title deed is issued, proceeds are released.

Post-TransferStep 10

After the Purchase

Arrange DEWA registration, chiller registration, security deposit transfers, property insurance, service charge setup, and property management if renting out.
