Step by Step
How It Works
Check Resale Rules
Speak to your developer to confirm when you can sell — most require 30%–50% payment completion before a resale is permitted. Rules vary between Emaar, Damac, Aldar and other developers.
Obtain a No Objection Certificate (NOC)
This proves you are clear of outstanding payments or disputes with the developer. Your NOC is issued after confirming payment status and providing buyer details.
Prepare All Documents
Gather: Original SPA, NOC from developer, DLD transfer forms, passports and Emirates IDs for both buyer and seller, and payment receipts.
Work with a Trusted Brokerage
Choose a RERA-registered property consultant to market your unit, vet buyers, and manage all paperwork. Your agent submits listings to the DLD's Trakheesi system.
Sign Form F (MOU)
Once a buyer is found, both parties sign a Memorandum of Understanding (Form F) — legally binding the sale with agreed price, payment terms, and completion timeline.
Transfer at DLD
Finalize the transfer at the Dubai Land Department. Documents required: MOU, NOC, SPA copy, 4% DLD fee, manager's cheque from buyer, and both parties' IDs.
